Application Requirements– Before You Begin

To be considered for an apartment at [Property Name], all applicants must submit a complete application with the following:

1. Application Form

  • A fully completed and signed rental application for each adult (18+) applying.
  • All fields must be filled out accurately—missing or false information may result in denial.

2. Application Fee

  • A non-refundable application fee of $50 per applicant.
  • Payment must be submitted at the time of application.

3. Proof of Income

  • Applicants must provide proof of gross monthly income equal to at least 3x the rent.
    • **NoAla Heights applicants will require gross monthly income to equal only 2x the rent.
  • Acceptable documents include:
    • Most recent pay stubs (last 3 months)
    • Tax returns or W-2s (for self-employed applicants)
    • Bank statements showing regular income deposits
    • Offer letter from a new employer, if applicable

4. Identification

  • A valid government-issued photo ID (e.g., driver’s license, passport, or state ID).

5. Rental History

  • Contact information for previous landlords/property managers (last 2 years).
  • No history of evictions, outstanding rental/utility debt or lease violations.

6. Credit & Background Check

  • A credit and background screening will be conducted on all applicants.
  • Applicants must have no recent bankruptcies, foreclosures, or criminal history that may disqualify them.
  • Brookfield and Bentley’s Place Applicants must have a minimum credit score of 600.

7. Co-Signer (If Applicable)

  • If an applicant does not meet income or credit requirements, a co-signer may be required.
  • Co-signers must meet the same qualifications and provide proof of income.

8. Pet Policy (If Applicable)

  • If applying with a pet, submit:
    • completed pet application (attached to regular application)
  • Accepted Applicants must pay the one time non-refundable pet fee (300.00 per pet) and agree to 25.00/month pet rent (per pet).
  • If you have a registered Service animal or an Emotional Support Animal:
    • An official letter must be written by a licensed mental health professional (e.g., therapist, psychologist, psychiatrist) or a licensed medical provider (e.g., physician, nurse practitioner). Letter must be on official letterhead with contact information.
    • Pet fees will be waived

Next Steps

Once all required documents and fees are submitted, applications typically take 3-5 business days for processing. Approved applicants with a reserved unit will be required to sign a 12 Month lease, pay the security deposit and first Month’s rent.
